Terms and Conditions and Further Useful Information


A non-refundable deposit of £50 is required with your firm booking; the balance should be paid 6 weeks before arrival. Should you cancel after paying for the holiday let, we will endeavour to re-let the cottage, in which case we will return 50% of the fee paid. If we cannot re-let the cottage then we will refund 25% of the fee paid.

We reserve the right to request any client to vacate the cottage, should we be concerned about safety or behaviour that is inconsistent with how we live ourselves.

Fire Safety:

Each accommodation has a Risk Assessment carried out regularly. This can be found on the bookshelf. One should read and familiarise one self of this when first taking up the accommodation. There are two smoke alarms and one carbon monoxide alarm in each accommodation, Fire extinguishers and fire blanket are in each kitchen. No smoking is allowed in the cottages.

Arriving & Departing:

Houses are let from 4.00 pm on the day of arrival to 10.00 am on the day of departure, unless a variation by prior arrangement.


Each cottage has under floor central heating with each area/zone separately controlled. In addition each cottage has a solid fuel wood stove suitable for multi-fuel use. The stoves are only required in the coldest periods, fuel is provided. Care should be taken to control the temperature of the stoves as per the manufacturers instruction manual provided.


Please note we take no responsibility for any loss, injury or harm to you or your belongings during your stay. Should some loss or damage occur to our cottages or contents during your stay, you are requested to notify us immediately to ensure things are made good ASAP. Depending on the circumstances and cost, a charge may be levied.


We allow pets but they must be kept off the furniture and beds, be fully house trained, under control at all times, free from flees and lice. Failure to adhere to these conditions, you will be asked to leave and charged for the un-expired portion of your stay.
